Units attacking an invisible unit suffer a -10 to their attack rolls unless they are blind or have spirit sight. Additionally, sneaking invisible units can only be discovered by patrollers with spirit sight.

This differs from Unseen units, who are invisible only until hit, and can be caught without spirit sight on patrollers.
